A $50 per person, non-refundable, Application Fee must accompany each application, regardless of Applicant, Joint Applicant, or Co-Applicant status. We cannot process your application without this fee. No more than 2 roommates. Homes can only be held up to 2 weeks from date of approval on an application (or available date listed on the rental listing).
An incomplete application packet will not be considered for any property.
Applicant must view the home for themselves prior to signing a lease. We do not rent homes Sight Unseen!
Download and sign Employment Verification and a attach a copy of your most recent pay stub, last year’s tax return or W-2.
Your last year tax return; and last 3 months personal/business bank statements.
Copy of LES
Copy of Driver’s License
Signed Lease, Addendums and Tenant Manual within 2 days of application being approved.
Security Deposit (payable by cashier’s check, certified funds or money order – no personal checks or cash) within 2 days of application being approved.

All applications must be fully completed, signed, dated, and photo ID provided.
Manager does NOT accept co-signers or guarantors.
Reliable documentation, current email addresses and telephone numbers of all income sources must be provided. Income must be a minimum of 3 times the rental amount.
FICO score of at least 600. If lower, MD&A reserves the right to immediately end the application process and deny applicant housing. However, if other factors exist, such as a strong landlord recommendation from at least one verifiable landlord, MD&A may take other factors into account or may approve (assuming all other criteria pass) with a higher deposit or rental amount.
If employed, you will need one of the following:
Your most current pay stub
Last year’s W-2 or Tax Return
For military members we require your rank and LES statement only.
If self-employed, you need to furnish last year’s tax returns, and upon request, your 1099 and a statement of current year’s income.
Other income, such as retirement, AFDC, SDI, or others, must have reliable documentation.
Family size must be in compliance with the available unit, per HUD guidelines. For example, we do not allow 10 occupants for a 3 Bedroom home. Only 2 heartbeats per bedroom.
Falsification of application
Poor rental history profile. Examples include:
Slow or Non-payment of rent within past 12 months;
Evictions (unless it is proven that you were falsely evicted);
A history of violence to persons or property, felony conviction for such, or any sexual criminal history;
A history of poor or unsanitary housekeeping; or
A history of drug related activity by any household member.
History of unruly or destructive behavior by resident or resident’s household
Poor personal references
Derogatory credit history – as indicated, below 600 or recent history of late payments to creditors and or utility providers.
Criminal and eviction history may be verified by our company and/or an independent company using court and public records.
All PETS must be approved by MD&A/Owner. If a pet is allowed, there will be a charge (TBD but typically $350 per pet), which is a NON-REFUNDABLE fee. This fee allows you the right to have an APPROVED pet on the premises. This fee is not a damage deposit; tenant is responsible for all damages caused by pets. The following pets are not allowed at any time: Doberman Pinscher, German Shepard, Chow Chow, Rottweiler, Akita, Pit Bull. Other breeds that possibly require paperwork from veterinarian include: Presa Canario, Bull Mastiff, Huskies, Saint Bernard, Malamutes, Great Danes, Mastiff. Also, dogs that contain a mix of one or more of the above breeds, and dogs, regardless of breed, that have been involved in a biting incident. The only exception is those breeds that have documented papers from an obedience school or organization approved by MD&A or per statutory guidelines. We must have these on file.
If approved, the lease must be signed and the security deposit paid within 2 business days. Your move in date can only be pushed out 2 weeks (meaning you must start paying rent and take possession of the home within 2 weeks of an approved application or available date of the home – whichever is first.
Roommates must be able to qualify individually and may be considered with the owner’s permission and are subject to MD&A’s exclusive approval. A security deposit equal to 150% of the advertised rent amount will be required. This security deposit is to be payable in advance in the form of certified funds. If one tenant shall desire to vacate during any occupancy period, MD&A must approve any changes and tenants will owe a fee of $75 for the change in lease.
A minimum, non-refundable, property preparation/vacate fee will be charged to the Resident(s) upon vacating property, and will be taken out of the deposit.
